What is LTMI?

LTMI stands for Long-Term Maintain & Improve. It is a strategic shift in the residential economy that replaces the concept of "home repairs and renovations" with "home upgrades." LTMI breaks the linear and conventional life-cycle for homes, transforming them into regenerative managed life-cycle assets.

While conventional buildings begin to lose value and performance from the day they are completed, an LTMI-powered home is managed as a living asset. Through interactive performance tracking and operational monitoring, we ensure that your residence actually improves with age.

This includes modular and prefabrication, biophilic and biomimicry. and whole lifecycle design principles that prioritise looking after your building and property development for maximum return on investment, and overall wellbeing for it’s entire lifecycle.

Even after construction completion, our journey together continues, providing ongoing service and care for your valuable building and property investment so you don’t have to worry about things failing with building deterioration and repair cost blowouts.

Operational monitoring and servicing with our interactive interface for you to engage with your building’s performance, are just some of the features the LTMI Long-Term Maintain & Improve (Aotearoa) contract provides for you. It is a response to traditional "build-and-forget" conventional building systems, instead prioritising a non-toxic sanctuary for Whanau (your family), a positive carbon footprint for Te Taiao (the environment), and an optimised long-term plan managing your asset for your investment prosperity.
