Pavilion SPA is Transformative, Regenerative, Bioconscious, Ecological, and going Planet Positive for our world..

Offering you complete sustainable building and property services focused on delivering optimum asset outcomes with positive wellbeing for people and the environment.

Pavilion’s core principle is to Design & Build to Maintain & Improve your building and property using our Sustainable Building Model, designed for all building and property types.

Transform your building and property and maximise your investment as a sustained long-term managed asset in tune with nature - for you and your family, and for your community.

Asset assurance is guaranteed through successful assessment, planning, and procurement with Pavilion Sustainable Property Assets, focused on Sustainable & Regenerative Building and Property Investment.

At Pavilion Architecture, we don’t just design and build homes; we design resilient ecosystems.

Our practice is anchored by two forward-thinking pillars: the Light House model and the LTMI (Long-Term Maintain & Improve) framework.

By integrating ecological and social health and wellbeing with residential asset management, we transform the building (your home) from a deteriorating liability into a self-sustaining and regenerating asset. This is Regenerative Architecture.

LTMI Aotearoa

What is LTMI?

LTMI stands for Long-Term Maintain & Improve. It is a strategic shift in the residential economy that replaces the concept of "home repairs and renovations" with "home upgrades." LTMI breaks the linear and conventional life-cycle for homes, transforming them into regenerative managed life-cycle assets.

While conventional buildings begin to lose value and performance from the day they are completed, an LTMI-powered home is managed as a living asset. Through interactive performance tracking and operational monitoring, we ensure that your residence actually improves with age.

Why LTMI is the Future of Housing:

  1. No More Repair and Renovation Blowouts: By using whole-lifecycle principles, we identify and upgrade components before they fail.

  2. Appreciating Performance: An LTMI project tracks building health data, ensuring the home remains at the leading edge of efficiency, comfort, and performance.

  3. Circular Residential Economy: We move away from demolition, waste, and end-of-life for buildings, focusing on a system where all parts are serviced, refurbished, and recycled back into the ecosystem.

Architecture for Whānau, Te Taiao, and Kāinga

Whilst our work at Pavilion Architecture is deeply rooted in the context of Aotearoa New Zealand, this is Our Home, we believe that the health of the Family (Whānau) is inseparable from the health of the Environment (Te Taiao) and the Home (Kāinga). This is universal.

For most of us our home is our biggest asset and investment. It is meant to provide us with a safe and secure environment from which we can thrive and prosper. LTMI gives you the homeowner the ability to better manage your home as exactly that - A dynamic and robust asset and sanctuary for you and your family to thrive.

Light HOUSE

Our architecture services facilitate designing with nature as your partner, and your building and property improving with time. Transforming investment as liability into investment as asset.

To achieve this we start by designing and constructing your Pavilion SPA differently to the conventional building model, using Regenerative, Restorative, and Transformative building design, build, maintain, and improve protocols. This includes modular and prefabrication, biophilic and biomimicry. and whole lifecycle design principles that prioritise looking after your building and property development for maximum return on investment, and overall wellbeing for it’s entire lifecycle.

Even after construction completion, our journey together continues, providing ongoing service and care for your valuable building and property investment so you don’t have to worry about things failing with building deterioration and repair cost blowouts.

Operational monitoring and servicing with our interactive interface for you to engage with your building’s performance, are just some of the features the LTMI Long-Term Maintain & Improve (Aotearoa) contract provides for you. This adds significant value to your home and asset investment. Your building being better than the day it is commissioned, is our objective. Your building easily evolves and adapts with you and with time.

We call this Light HOUSE in Harmony with Nature. The New Light. Your Light HOUSE. Your HOME.

Because having a healthy home environment starts with a healthy building, and a healthy building needs to be designed, built, and looked after. The best people to do that are the people who create it. Light HOUSE gives you an appreciating home asset, whether it‘s a new build or an existing building ready for it’s new life. Light HOUSE is the new standard in residential buildings. To be Ecological, Regenerative, and Luxurious in nature, is built on simplicity, non-toxicity, and performance efficiency.

What is the Light House Model?

The Light House model is a proprietary architectural framework developed by Pavilion Architecture to solve the conflict between what is considered “luxury living”, and environmental impact. It is a response to traditional "build-and-forget" conventional building systems, instead prioritising a non-toxic sanctuary for Whanau (your family), a positive carbon footprint for Te Taiao (the environment), and an optimised long-term plan managing your asset for your investment prosperity.

Core Principles of Light House Architecture:

  • Regenerative Design: Moving beyond "sustainability" to actively heal, rebuild, and improve the building and surrounding ecosystem, introducing a continuously managed building with adaptability, flexibility, and changeability.

  • High-Performance materials and systems: Utilising appropriate earth-centric materials and techniques to create energy-efficient, non-toxic, climate-resilient, future-proofed buildings (Light Houses) that have a positive contribution to social, financial, and environmental wellbeing.

  • Ecological Health: Every Light House is designed as a circular system, where components are modular, recyclable, or upgradable.
